5 things to do to sell your Las Vegas home
When looking for an agent to list your home, whether it’s on the internet or through a local office, you’ll notice that a lot of agents think it’s all about them. How they are number one, the best, etc. Of course, that’s typical of any marketing. But how do you pick the agent that is the best for you and your needs? Below is a simply checklist to help you pick the agent that is right for you.
1. The agent must be technology savvy. In today’s market, you must have an agent that is up to date on the latest real estate and marketing technologies. If an agent’s marketing consists of “putting an ad in the newspaper”, it’s time to move on to the next one. The listing in the MLS should have the maximum number of QUALITY photos. Video and virtual tours should be done for the property and the home should be listed on several websites, not just the agents.
2. Make sure the home sparkles. Rooms need to be bright and airy. Get rid of excess clutter. If you haven’t used something in the last six months, either donate, sell it or put it in storage (not the garage!!). Make sure the interior is super clean, door hinges oiled and everything is tidy and ship shape.
3. Curb appeal. The front yard must mowed, the edges trimmed, weeds pulled, etc. Make sure the front door is sparkling clean, or even re-paint it. Plant some annuals to help brighten up the yard and remove any clutter. Remember, you only get one chance to make a good first impression on any drive by buyers!
4. Staging. Staging is the latest weapon in your agent’s arsenal. Staged homes on average sell faster. Staging involves some rearranging of furniture, new paint and other changes to show the home in the best possible light.
5. Price the home correctly from the start. Many sellers fall into a familiar trap, they listen to everyone but their agent when it comes to pricing. An improperly priced home will not sell. Pricing in the Las Vegas real estate market is critical to selling your home. Not only are you competing against other bank owned properties, but also new homes and short sales. Priced to high, you may get overlooked by buyers seeking better bargains. The same thing can happen when a property is listed to far below market. Buyers may get a sense of desperation and make offers even lower than the list price.
There are many other factors to consider when selling your home. Markets can vary within a city depending on a myriad of factors. Comparing the Henderson real estate market to Las Vegas, you’ll find that sales will vary greatly between different areas codes or even within a few blocks. A good example would be Summerlin real estate, where there are properties priced in the millions just a few blocks away from homes priced in the low 300′s. When choosing your agent, make sure they are very familiar with the nuances of the local area.
